A virtual meeting is scheduled this evening for a mixed-use project proposed near the corner of Shaw and Blackstone avenues in Fresno.

According to Jessica Hoff-Berzac, president of real estate development firm UPholdings, her company is working with affordable housing firm Housing on Merit to create the development on the corner of Blackstone and Glenn avenues to help revitalize the Blackstone area. The 135,000-square-foot project, dubbed the Glenn Project, would include housing and a primary health center, is currently estimated to come at a cost of around $50.7 million.

It would be located in an empty lot that houses a Christmas tree lot during the holidays.

Edward Erganian, principal for Las Vegas-based NAC Development Co., is leasing the land. The Erganian family also owns the nearby land on the northwest corner of Blackstone and Shaw avenues, where an 8,000-square-foot shopping center is also being developed.

Hoff-Berzac, who moved her family and company from the Midwest to Fresno, says there’s been a mixed response to the operation, equal parts positive and negative — adding that complaints she’s encountered are based largely on misconceptions.

“That’s exactly what we expected because change is change and that’s the nature of the human response,” Hoff-Berzac said. “But I think fortunately, most of the opposition is based in things that we can correct … and them help them see that this is part of a vision to really revitalize that entire area.”

Hoff-Berzac is unsure when the construction will begin, as they are working to secure public funding on the project, but hopes to start sometime between fall and spring of 2022.

The Zoom meeting — the second one held after an initial Feb. 4 meeting — is scheduled for 5:30 p.m. to 6:30 p.m. It is being hosted by Fresno Metro Ministry, which has been working on a revitalization plan for the Blackstone corridor.
