NOTICE OF TRUSTEE’S SALE
NOTICE TO POTENTIAL BIDDERS:  If you are considering bidding on this property lien, you should understand that there are risks involved in bidding at a trustee auction. You will be bidding on a lien, not on the property itself.  Placing the highest bid at a trustee auction does not automatically entitle you to free and clear ownership of the property. You should also be aware that the lien being auctioned off may be a junior lien. If you are the highest bidder at the auction, you are or may be responsible for paying off all liens senior to the lien being auctioned off, before you can receive clear title to the property. You are encouraged to investigate the existence, priority, and size of outstanding liens that may exist on this property by contacting the county recorder’s office or a title insurance company, either of which may charge you a fee for this information. If you consult either of these resources, you should be aware that the same lender may hold more than one mortgage or deed of trust on this property.
Please be advised that the trustee may require entity or trust bidders at this trustee’s sale to provide information, documentation and/or certification of the vesting instructions and the data required to be reported pursuant to FinCEN regulations effective for transfers of residential real property to covered transferees on or after March 1, 2026. The required information must be provided to the trustee before a trustee’s deed upon sale will be issued for covered transfers. Additional information regarding these regulations and the required transferee information and certifications can be found at https://www.federalregister.gov/documents/2024/08/29/2024-19198/anti-money-laundering-regulations-for-residential-real-estate-transfers and https://www.fincen.gov/rre-faqs#d_5
NOTICE TO PROPERTY OWNER:  The sale date shown on this notice of sale may be postponed one or more times by the mortgagee, beneficiary, trustee, or a court, pursuant to Section 2924g of the California Civil Code. The law requires that information about trustee sale postponements be made available to you and to the public, as a courtesy to those not present at the sale. If you wish to learn whether your sale date has been postponed, and, if applicable, the rescheduled time and date for the sale of this property, you may call (866)-960-8299 or visit this Internet Web site https://www.altisource.com/loginpage.aspx using the file number assigned to this case 2026-00818-CA-SPS. Information about postponements that are very short in duration or that occur close in time to the scheduled sale may not immediately be reflected in the telephone information or on the Internet Web site.  The best way to verify postponement information is to attend the scheduled sale.
NOTICE OF TRUSTEE’S SALE
NOTICE TO TENANT: You may have a right to purchase this property after the trustee auction, if conducted after January 1, 2021, pursuant to Section 2924m of the California Civil Code. If you are an “eligible tenant buyer,” you can purchase the property if you match the last and highest bid placed at the trustee auction. If you are an “eligible bidder,” you may be able to purchase the property if you exceed the last and highest bid placed at the trustee auction. There are three steps to exercising this right of purchase. First, 48 hours after the date of the trustee sale, you can call (855)-882-1314, or visit this internet website https://www.hubzu.com/, using the file number assigned to this case 2026-00818-CA-SPS  to find the date on which the trustee’s sale was held, the amount of the last and highest bid, and the address of the trustee. Second, you must send a written notice of intent to place a bid so that the trustee receives it no more than 15 days after the trustee’s sale. Third, you must submit a bid, by remitting the funds and affidavit described in Section 2924m(c) of the Civil Code, so that the trustee receives it no more than 45 days after the trustee’s sale. If you think you may qualify as an “eligible tenant buyer” or “eligible bidder,” you should consider contacting an attorney or appropriate real estate professional immediately for advice regarding this potential right to purchase.

The required information must be provided to the trustee before a trustee’s deed upon sale will be issued for covered transfers. Additional information regarding these regulations and the required transferee information and certifications can be found at https://www.federalregister.gov/documents/2024/08/29/2024-19198/anti-money-laundering-regulations-for-residential-real-estate-transfers and https://www.fincen.gov/rre-faqs#D_5 NOTICE TO POTENTIAL BIDDERS: If you are considering bidding on this property lien, you should understand that there are risks involved in bidding at a trustee auction. If you consult either of these resources, you should be aware that the same lender may hold more than one mortgage or deed of trust on the property. If you wish to learn whether your sale date has been postponed, and, if applicable, the rescheduled time and date for the sale of this property, you may call (916) 939-0772 or visit this Internet Website http://www.nationwideposting.com/, using the file number assigned to this case 201-020243E. Information about postponements that are very short in duration or that occur close in time to the scheduled sale may not immediately be reflected in the telephone information or on the Internet Website. The best way to verify postponement information is to attend the scheduled sale. NOTICE TO TENANT: You may have a right to purchase this property after the trustee auction pursuant to Section 2924m of the California Civil Code. First, 48 hours after the date of the trustee sale, you can call (916) 939-0772, or visit this internet website http://www.nationwideposting.com/, using the file number assigned to this case 201-020243E to find the date on which the trustee’s sale was held, the amount of the last and highest bid, and the address of the trustee. Second, you must send a written notice of intent to place a bid so that the trustee receives it no more than 15 days after the trustee’s sale. Third, you must submit a bid so that the trustee receives it no more than 45 days after the trustee’s sale. If you think you may qualify as an “eligible tenant buyer” or “eligible bidder,” you should consider contacting an attorney or appropriate real estate professional immediately for advice regarding this potential right to purchase. CITY OF SANGER
NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Sanger (“City”) will hold a public hearing at its meeting on October 22, 2026, at 6:00 p.m., in the City Hall Council Chambers, 1700 7th Street, Sanger, CA, 93657, or as soon thereafter as possible, to consider the following:
2026 Parks and Recreation Master Plan (PRMP): The Planning Commission will consider a recommendation to the Sanger City Council regarding the approval and adoption of the 2026 Parks and Recreation Master Plan. The 2026 Parks and Recreation Master Plan is a comprehensive policy and planning document intended to provide a long-range framework for the City’s parks and recreation system, including the planning, management, enhancement, and future development of parks, recreational facilities, programs, and related resources.
The 2026 Parks and Recreation Master Plan updates the City’s existing 2006 Parks and Recreation Master Plan and reflects changes in community growth, demographics, recreational needs, and the City’s organizational structure, including the establishment of the dedicated Parks and Recreation Department in 2024. Development of the Master Plan included community-wide surveys, stakeholder engagement, public open houses, and coordination with City staff, the Planning Commission, and City Council.
The proposed Master Plan is a policy-level planning document and does not approve or authorize any specific construction project, physical development, or other site-specific improvement. Any future projects or improvements identified or contemplated by the Master Plan will be subject to applicable City approvals and environmental review, as required by law.
The City has reviewed the 2026 Parks and Recreation Master Plan pursuant to the California Environmental Quality Act (CEQA) and determined that the Master Plan is exempt from environmental review pursuant to State CEQA Guidelines Section 15061(b)(3), the “Common Sense” exemption, because adoption of the policy-level planning document does not authorize specific physical development or construction activity and it can be seen with certainty that there is no possibility that the activity may have a significant effect on the environment.:
General: All interested parties are invited to submit statements orally or in writing, and the hearing will be open to the public. Members of the public may participate in the hearing by attending in-person at the City Hall Council Chambers located at 1700 7th Street, Sanger, CA, 93657. See meeting details on the City Agenda Center (https://www.ci.sanger.ca.us/129/Agendas-Minutes) which will be posted at least 72 hours before the hearing).
All persons having any comments or objections on this matter may appear before the Planning Commission and provide oral comments or objections to the proposed Project. Written comments can also be submitted to the Planning Commission, which will be part of the written record. Comments may be submitted to the City Clerk via email at city.clerk@ci.sanger.ca.us, via mail to ATTN: City Clerk, 1700 7th Street, Sanger, CA, 93657, or dropped off in person at the City Clerk’s Office located at City Hall. Any comments must be submitted or made before the close of the public hearing.
If you challenge the project in court, you may be limited to raising only those issues you or someone else raised during the public comment described in this notice prior to the close of the public comment period.
