A new development is making its way to Clovis, bringing a fueling station and retail space for the ever-growing residential area of the northeast.

The development will have approximately 7,500 square feet for rent, including space for a drive-thru.

It will be located at the northeast corner of Temperance and Alluvial avenues just north of Highway 168.

The estimated cost of the project is $9.5 million.

Jay Virk, principal and president of Bottom Line Group, a local investment and development firm, said approvals have been received for a 24-hour market, fuel and liquor sales and drive thru use, as well as approval for multi-tenant commercial retail use.

Bottom Line is also developing the five-story Hyatt Place hotel at Clovis and Herndon avenues that will include a rooftop restaurant.

“This project, just like the Hyatt Place Clovis, will be developed, owned and asset managed by Bottom Line Group and its Subsidiary Entity,” said Virk in a statement to The Business Journal.

Virk said Bottom Line is currently negotiating with multiple tenants for space. One tenant is expected to be confirmed within the next 30 days, with Bottom Line working with Commercial Retail Associates to market the development.

“We had the planning commissions approve this project 5-0 and they were very supportive of the project and the growth of the area,” Virk added.

Construction on the project is expected to begin in the summer of 2023.

In addition to the fueling station, electric vehicle chargers will also be installed. Buildings will also include solar panels to offset energy costs.
