Fresno ranks No. 40 among top U.S. industrial investment markets

Fresno ranked among California’s strongest markets for industrial real estate investment according to a recent analysis from LoopNet, ranking No. 40 nationally among 139 U.S. cities.

The Fresno market received a score of 60.2. The score combines five weighted metrics: rent-to-price ratio (30%), listing volume (20%), employment trends (20%), population growth (15%), and Class C inventory (15%).

Fresno had a median industrial asking rent of $10.02 per square foot and a median sale price of $123.02 per square foot. 

Fresno also saw a 2.5% increase in industrial employment over the past 12 months and 3.2% population growth over five years, according to the report. The market had 51 active listings. 

Fresno’s ranking put it ahead of several California markets, including Stockton at No. 80, San Jose at No. 89, Sacramento at No. 98 and Los Angeles at No. 107.

Bakersfield was the only market to rank higher than Fresno, coming in at No. 32 with a score of 62.2. Its median asking rent was $13.20 per square foot and the median sale price $130.64 per square foot. 

The report ranked Midland, Texas, as the nation’s top industrial investment market, followed by Lubbock, Texas; Indianapolis; Tulsa, Oklahoma; and Odessa, Texas.

LoopNet analyzed more than 22,000 listings across 139 cities based on factors including rent-to-price ratios, available inventory, industrial employment trends, population growth and building quality.

The report comes as industrial demand is projected to outpace supply nationally by late 2027, increasing competition for attractive industrial investment markets.
