Cushman & Wakefield announced that the real estate services firm has arranged the sale of two fully leased office buildings located at 1100 Mohawk Ave. and 5555 Truxtun Ave. in Bakersfield. The properties, totaling approximately 26,625 square feet, were sold for $4.7 million.

Cushman & Wakefield’s Pat Thompson represented the seller, 1100 Mohawk Partnership. Alex Balfour and Scott Salters, also of Cushman & Wakefield, represented the buyers, VSI, LLC and Truxtun Holdings, LLC, in the transaction, according to a news release.

“The sale of these fully leased office buildings highlights the investor appetite for stable, income-producing assets in the Bakersfield market,” said Thompson. “The properties’ strategic location and robust tenant roster make them a valuable addition to any investment portfolio.”

The Mohawk Office Center comprises two office buildings. Building 1, located at 1100 Mohawk Street, is a two-story office building with a total area of approximately 19,725 square feet. Building 2, situated at 5555 Truxtun Ave., is a one-story office building spanning approximately 6,900 square feet. Both buildings were originally constructed in 1984, with Building 1 renovated in 2023 and Building 2 in 2013. The properties are situated on a combined lot size of 2.84 acres.

The Mohawk Office Center is strategically located near major thoroughfares, including Truxtun Avenue and Mohawk Street. The area is well served by public transportation and is in proximity to a variety of dining, retail and entertainment options, according to the release.
