After a year where mountain homes in Shaver Lake and Bass Lake dominated The Business Journal’s 2024 Most Expensive Homes list, Clovis (six) and Fresno (seven) took up 13 of the top 20 most expensive home sales from the start of October 2024 through the end of September 2025.

The most expensive home came in below the $8 million spent for the Bass Lake home that topped the list in 2024.

Despite not as many mountain homes on the list as last year, the top spot went to a home in Shaver Lake.

Shaver Lake

The most expensive home sale was for $6.5 million for a 9,680 square foot home south of Shaver Lake. The residence sits on over 12 acres at Blue Canyon in the Sierra Nevada mountains.

The property has views of the nearby mountains in almost every room.

“It’s unique to Shaver Lake, because it was on 12 acres with fabulous views to the east,” said listing agent Beth Brown of Pinnacle Real Estate of Shaver. “The home was over the top, as far as size, everything about it.”

The main home includes six bedrooms and bathrooms, a private mother-in-law suite and two heated garages that can fit up to six vehicles. There is also a separate 1,000-square-foot guest home.

The home was originally built by the late RV dealer Paul Evert in 2015 and underwent a redesign in 2023.

“It was already spectacular, and then it became even more spectacular after the remodel that was done a couple years ago,” Brown said.

The home was listed in July 2024 and sold on Oct 8. later that year.

Friant

The second most expensive home sale was a $4 million sale less than an hour southwest of the home in Shaver Lake. The 9,200 square foot home is located in the Brighton Crest Community near Table Mountain Casino Resort.

The custom-made home has views of Millerton Lake and the nearby Eagles Springs Golf Course.

“This home is somewhat of an outlier in the Friant area as there are not many comparable homes, but the Brighton Crest neighborhood is a very desirable community with several beautiful properties.” said listing agent Christopher Byrnes of Landmark Properties.

The property has multiple kitchens, wine cellars, game and media rooms and indoor-outdoor living spaces. The outdoor amenities include an infinity pool with a swim up bar and a newly built guest house.

“Although the market for higher-priced homes in the Friant area fluctuates, this home attracted a buyer fairly quickly due to its size, quality and amenities,” Byrnes said. “Some buyers do not extend their home search to the Friant area thinking it is too far out of town, but more people are realizing it is a quick and easy drive!”

The home was built in 2009, was listed in April and sold in June.

Fresno

The top Fresno home on the list and the third most expensive home sale was sold for $3.8 million. The 6,575 square foot home in northwest Fresno highlighted some shifting dynamics in the area’s high end housing market.

Listing agent Matthew Ratzlaff of MJR Homes said the 2025-built home stood out because of limited supply.

“Nobody’s really building new homes, there are no vacant lots in that area, and construction costs are so high that to recreate this home’s look would require a million-dollar remodel,” Ratzlaff said.

The home is located in a gated community that holds around 12 homes off of Alluvial Avenue. Ratzlaff called the area highly sought after.

“People either want Copper River or they want the northwest area,” he said. “It’s kind of the old-money part of Fresno.”

The home includes indoor and outdoor living and has an infinity-edge pool, waterfall, fire pit, pergola and outdoor kitchen.

Retzlaff noted that most luxury homes currently on the market are older and dated, making turnkey homes, like this one appealing for buyers.

He added that privacy and low maintenance were also key selling points.
“Most buyers in that area have other homes,” Retzlaff said. “They want something private, high quality and easy to leave without worrying about a large estate.”

The home was listed on April 5 and sold less than 20 days later on April 24.
