Less than two months after breaking ground on the 833,000-square-foot industrial campus, Indianapolis-based Scannell Properties has found its first tenant for the Westgate Industrial Center.
The tenant, who has not been named, will be leasing a 248,786 square foot industrial office/warehouse building.
The Westgate Industrial Center was built on spec, meaning there was no tenant in place when ground was broken.
Scannell Managing Director Todd Berryhill shared his excitement Thursday, adding that the building will be ready around June 2026.
“We’re very pleased we have a tenant,” Berryhill said.
Ethan Smith of Newmark Pearson Commercial was the agent in the lease.
The project was a long time coming for both Scannell Properties and local leaders, faced with roadblocks including the Covid-19 pandemic. A group of residents and labor organizations had also raised concerns about air quality and truck traffic.
Fresno County Economic Development Corporation President and CEO Will Oliver said at the Westgate groundbreaking in June that the project represents a shared commitment to reducing unemployment and expanding economic opportunities.
On Thursday, he said in an emailed statement that the lease illustrates the importance of having property available for development.
“Scannell’s Westgate Industrial Center, and the ensuing activity and interest, is a great validation of the Fresno market and the importance of having fully entitled, shovel-ready land,” Oliver wrote. “Once projects like Scannell’s are entitled and built, interest quickly follows and companies commit. This is further proof of the region’s momentum in attracting investment and jobs.”
During the groundbreaking, Fresno City Councilmember Miguel Arias gave credit to Scannell’s responsiveness to community concerns, mainly environmental impact.
“To their credit, they did four environmental studies and it was so well done that it was legally defensible,” Arias said. “They followed through and were a good neighbor.”
