NOTICE IS HEREBY GIVEN that the City of Kingsburg will be holding a public hearing to receive public input regarding approval of a parcel map on property identified as APN 394-042-04, a 13.18 acre property located north of the intersection of Avenue B and Ventura Court in Kingsburg, California 93631. The map proposes to split the property into 4 parcels of the following sizes: Parcel 1 would be 0.65 acres in size, Parcel 2 would be 2.13 acres in size, Parcel 3 would be 10.3 acres in size, and Parcel 4 would be 0.11 acres in size. The City of Fresno Department of Planning and Development – Housing and Homeless Divisions are seeking Statements of Qualifications (SOQ) from qualified Community-Based Organization for the operation of a property located in Fresno, California. The Subject Property is 0.42 acres (approximately 18,295 +/- square feet) and includes a 2,290 square foot single-family home consisting of 4 bedrooms, 2 bathrooms, and a RV garage. The City constructed the 21′ x 41′ RV garage, installed an additional concrete driveway, curbs, gutters, sidewalks, asphalt, exterior block walls, and a flagpole. The primary focus of the property is to support victims and survivors of human trafficking and/or domestic violence and abuse. The City will rent a single-family home for a 5-year term with two optional renewable terms. The selected qualified organization will pay an annual lease amount of one dollar ($1) to the City of Fresno. The RFQ is the first phase to solicit information. The City of Fresno will evaluate all responses to determine which proposals are the most qualified to successfully deliver the project. The RFQ forms, Instructions to Proposers, copies of plans and/or specifications may be obtained) via the City’s web site: http://www.fresno.gov, Doing Business (at the top of the screen), Bid Opportunities.

Terms and Conditions for use of property
· The property will be leased to the selected organization for 5 years, with two optional one-year extensions.
· The property shall not be demolished or developed (Cosmetic remodel is acceptable).
· The selected organization shall keep the property, common areas and other improvements on the property in good order, and be responsible for repairs so that the property is maintained in a first-class condition. The selected organization will be responsible for maintenance, except major repairs over $5,000 such as equipment, appliances and fixtures, plumbing and electric systems, and structural repairs, including the roof and HVAC systems. Repairs that exceed this value will be paid for by the City.
· The selected organization shall operate and maintain the property, in compliance with, all statutes, laws, regulations, requirements, orders, notice, determinations, an ordinances of any national and local government and appropriate agencies, departments commission, or boards, the requirements of any insurance companies covering any of the risks against which property is insured and the requirements of any agreements relating to the property. The selected organization further agrees promptly to remedy any violation of a requirement at owners expense provided that the cost of remedying such violation exceeds Five Thousand Dollars ($5,000) in any instance, Property Manager shall obtain owner prior written approval before authorizing any expenditure, except for Emergency Expenditures.
