Real estate planning can often be overlooked until a crisis hits, but one Fresno-based team is urging families to get ahead of the curve.
Joanna Odabashian and her father and business partner, Bryan Martin from Keller Williams Realty, will host a REPlanner session, a free educational seminar on Thursday evening to help families understand how to preserve their assets, minimize stress and make informed housing decisions.
“Planning for your real estate is essential, regardless of current market conditions,” Odabashian said. “Without a will or living trust, passing away without a plan leaves your estate, such as a home or other assets, in the hands of California’s probate process. Probate can be lengthy, costly, and emotionally taxing, often leading to family disputes that tear loved ones apart, a heartbreaking outcome we’ve witnessed too often.”
Odabashian and Martin, both licensed real estate agents and planners, co-lead REPlanner seminars that connect families with vetted estate attorneys, tax experts and financial advisors.
The event will focus on lifestyle-focused lending tools, particularly for retirees.
One of the highlights of the session is the “Lifestyle Home Loan,” a Home Equity Conversion Mortgage for Purchase that allows homebuyers age 62 or older to use a reverse mortgage and down payment to purchase a new home — eliminating monthly mortgage payments.
“This tool is ideal for those transitioning into retirement or
seeking flexible financial options tailored to their lifestyle,” Odabashian said.
Odabashian said families are increasingly planning ahead, especially as many Baby Boomers and Gen Xers weigh downsizing, multigenerational living and transitions into senior housing.
Sellers often believe that they must make costly repairs before listing. But Odabashian said she and Martin focus on matching clients with the right buyer and strategy — not unnecessary spending.
The session will also feature guest speaker Stan Forrest of Mutual of Omaha, a leader in reverse mortgage lending. Forrest, who resides in Central California, was recommended to Odabashian and Martin by local estate and financial professionals, bringing experience well-suited for the Central Valley community.
“We vetted Stan and his team to ensure our clients receive top-tier guidance, making him a perfect addition to this conversation,” Odabashian said.
Odabashian hopes attendees will leave the session with a deeper understanding of the Lifestyle Home Loan, guidance on how to approach a home sale strategically and insight into the reasons to consult a real estate planner before making major decisions.

The next session is scheduled for Aug. 28 and will focus on divorce and asset splitting. The session will be held at Keller Williams Realty’s office at 740 W. Alluvial Ave.
