On Tuesday, the Fresno County Board of Supervisors voted to commence a lease-to-buy agreement at the former Pelco campus in Clovis.
If all goes according to plan, Fresno County will purchase 37,282 square feet of office space and 65,252 square feet of warehouse space for $15.7 million.
The lease will begin on Sept. 1 with monthly rent of $93,583 and $72,184 in monthly operating costs. The County can execute its purchase option of the building on January 2024.
Pelco successor company Schneider Electric continues to operate in the facility but is expected to leave in August.
The total cost estimated for rent and operational expenses would be more than $20 million for the 10-year period of the lease if the purchase option isn’t executed. The property is located at 200 Pontiac Way in Clovis, adding another county building near the Fresno Yosemite International Airport.
In 2017, the board originally approved the lease on the property to house the Department of Social Services Child Welfare Services branch, along with leasing two other buildings on the campus currently occupied by Department of Social Services.
Per an agreement, Schneider Electric couldn’t leave the premises in time for the county to take over the property originally. That’s when property owner Jerry Cook, president of Cook Land Co, on a short timeline made the former Clovis Costco available, where the Child Welfare Services branch will remain.
