Bonadelle Neighborhoods: Building legacy and community

Bonadelle Neighborhoods, a third-generation family business, is approaching its 80th year of serving the Central Valley and is an honoree for The Business Journal’s 2025 Family Owned Business Awards (FOBA).

Founded in 1945 by John Bonadelle Sr., the Fresno-based business has grown into a regional leader in residential development with subdivisions all over the Central Valley. Bonadelle Neighborhoods is currently developing homes in Madera, Clovis, Dinuba, Tulare and Bakersfield.

They are known for building affordable, ecologically friendly homes. The company includes upscale amenities as standard features.

President John Bonadelle and Executive Vice President Lisa Bonadelle currently lead Bonadelle Neighborhoods. Their children, John Anthony and Bianca, serve as vice presidents, with roles in operations, marketing and design. The family hopes the youngest daughter, Mia, will one day join the company as well once she graduates from college.

Bonadelle Neighborhoods employs 55 people and partners with 50 local trade companies.

Beyond working in residential development, the Bonadelle family supports various causes that impact the community. They donate to Valley Children’s Hospital, Clovis Community Medical Center and several schools in the Central Valley.

A $25,000 pandemic-era grant helped frontline health care workers at Clovis Community with childcare and exposure-related expenses.

Over the next five years, Bonadelle Neighborhoods will focus on expanding opportunities for first-time homebuyers, increasing the diversity of its home offerings and supporting the growth of its next generation of leadership.

“Ultimately, success will mean maintaining our position as a leader in the region, while continuing to serve the evolving needs of homebuyers and strengthening our legacy as a family-owned business that values both tradition and innovation,” the Bonadelle family wrote in their FOBA application.

 

Caglia Environmental: Three generation, one clean mission

With a mission to serve the community with integrity, safety and a sense of responsibility, Caglia Environmental has been chosen as a FOBA honoree for 2025.

Founded by Frank Caglia in 1939 after purchasing the Orange Avenue Landfill, Caglia Environmental offers services for residential and commercial waste collection, processing, transfer and landfill management.

Three generations of the family have worked at Caglia Environmental. The second generation — Dick and Vince Caglia — and the third generation of Richard, Richelle, Rod, Ryan and Nick Caglia currently run the business.

Caglia Environmental has operations in Chowchilla, Clovis, Del Rey, Fresno, Madera, Malaga and Merced.

The company serves the community by contributing to a clean environment and maintaining the health, beauty, and functionality of the Central Valley cities and towns.

Caglia Environmental has weathered economic downturns, regulatory shifts, and the Covid-19 pandemic by embracing diversification and innovation.

In the next five years, the company will reach milestones in sustainability, innovation and community impact. They also have a goal to become a net-zero greenhouse gas facility.

The fourth generation of Caglias, with ages ranging three to 18 years old, already have passions and focus in equipment repairs, waste processing and other facets of the business.

Company owner Richard Caglia said it is an honor to be a finalist for the awards and recognized among so many outstanding family businesses across the Central Valley.

“Giving back is a family value that’s guided us for generations. Our grandfather, Frank Caglia, was so appreciative of the opportunities that the Central Valley afforded his family and businesses that he added ‘Best Little City in the USA’ to the city’s iconic gateway sign that the Caglia Family maintains to this day,” Richard said.

 

De Young Properties: Continuing to raise the bar

De Young Properties, a Fresno company building a legacy for more than 50 years, has been chosen a top family business in the Central Valley.

Founded in 1975, De Young Properties has about 40 employees, with five family members currently working at the company designing and building high-quality, energy-efficient homes and neighborhoods to meet the needs of Central Valley families.

De Young Properties has had three generations of families work for the company.

The company was founded by Paula and Jerry De Young, beginning with homes in Madera, then Fresno and Clovis.

Today De Young Properties is led by the third generation — Ryan, Brandon and Ashley De Young, and has built over 8,000 homes in the last 50 years.

Just last year, the City of Fresno proclaimed Sept. 27 as “De Young Properties Day” to honor their 50th anniversary and recognize their contributions to the community and the homebuilding industry.

Over the next five years, the company plans to continue their expansion throughout the Central Valley, increase the number of families they serve and build support for community-based organizations.

“We’re proud to continue building on the foundation laid by my grandfather and parents, and to serve the Central Valley with homes that stand for quality, innovation and community. This recognition affirms the values that have guided us from the beginning — and inspires us to keep raising the bar,” said De Young Properties President Ryan De Young.
