Jared Martin & Associates, a Fresno-based real estate team for Keller Williams, recently released their April real estate market update for Fresno and Clovis.

The research shows the Fresno and Clovis housing markets continued to adjust in April. The median sold price fell to $415,000, down 4.06% from March’s $432,570. Sales activity remained strong, with 480 homes sold—up 5.49% from April 2024 and 17.65% from March.

The average days on the market dropped to 30, with homes priced correctly selling in an average of 16 days, while those with price reductions took 62 days. Homes sold at nearly full asking price, at 99.6% for homes without price changes and 94.2% for those with reductions.

However, inventory remained tight, with a 2.3-month supply of homes, which was up from 1.9 months in March. Pending sales totaled 452 homes, signaling potentially fewer closings in May. Fresno Housing’s data noted 646 new listings in April.

Along with the housing market trends, local rental housing policy concerns have surfaced, centering on the potential impact of federal legislation known as the “One Big Beautiful Bill” (H.R.1).

While H.R.1 mainly focuses on election reforms and other federal issues, some provisions have raised concerns among Fresno housing stakeholders about potential problems for the rental market.

Martin, a local landlord with nearly 20 years of experience in the Section 8 housing voucher program, provided commentary on rental housing policy.

“Fresno Housing warns that if the ‘One Big Beautiful Bill’ (H.R.1) passes the Senate in its current form, it could devastate the local rental market,” Martin wrote. “Their analysis projects mass displacement, a collapse of affordable rental markets, a halt to affordable housing development, crippled workforce and self-sufficiency programs, and an annual economic loss of $72 million.”

Martin wrote that he recently joined Congressman Vince Fong at Fresno Housing Headquarters to discuss the program’s impact on the rental market.
