Madera Industrial WHSE held a ribbon cutting ceremony on Thursday to commemorate the grand opening of its 144,300 square-foot, multi-tenant, light industrial warehouse business park at 325 S. Schnoor Ave. in Madera.
WHSE Partners is a real estate investment company based in Fresno that specializes in the multi-tenant industrial warehouse asset class.
Local business leaders and elected officials, along with some warehouse tenants, were present for the ribbon cutting.

The business park has 74 bays, with about 45% of them already leased. Some tenants lease multiple bays, said Chief Operating Officer Erin Volpp.
The units cover 1,950 square feet, with the larger units covering 3,900 square feet.
A three-year industrial gross lease comes at a monthly cost of about 85 cents per square foot.
The units feature an 18-foot clearance height, a 14-foot rollup door, a yard with privacy fencing, a small climate-controlled office, heating and cooling, an interior restroom and available three-phase power.
Volpp and WHSE Partners CEO Rob Boese have been developing similar projects together for about the last 10 years, Boese said.
WHSE Partners broke ground on the ground-up project in November 2021.

“We saw the need for this specific type of space,” Boese said. “It was a need that’s difficult to prove. It was difficult to show that readily available light industrial warehouse would be successful for the community, business growth and economic prosperity.”
The design of the warehouse boils down the necessities of every light industrial business and delivers a spec build that tenants can utilize move-in ready, he said.
With nearly half of the units occupied in the last two months, Boese said they are ahead of schedule in leasing all the units.
Volpp thanked the investors, business leaders, contractors and the City of Madera for supporting the project.
“Through their guidance and expertise, we navigated all the challenges along the way and we truly appreciate their support and collaboration in realizing their vision,” Volpp said.
