A new 63-unit multi-family residential complex is under development in north Fresno at Audubon Drive and Nees Avenue.
Fresno Supreme, Inc. plans to develop 63 multi-family units on 2.64 acres. The project will be an expansion of the existing 262-unit Audubon Court apartments and will feature on and off-site improvements, including an underground parking garage, an outdoor swimming pool, an egress-only gate onto Nees Avenue and a barbecue area, according to a city staff report.
On Thursday, the Fresno City Council agreed to vacate a portion of public easement for the project. It is across the street from the Class-A River Bluff office complex and near the Park Place shopping center, which is anchored by GB3.

Residents in the new development will also have access to the amenities of the Audubon Court apartments, which include two outdoor swimming pools, a tennis court, a barbecue area, a club room and a fitness center, according to the staff report.
According to the Fresno Multi-Jurisdictional 2023-2031 Housing Element, a project at this location was initially approved in February 2020, just before the COVID-19 pandemic.
Based on market rates for similar projects, the housing element projects that rent will be between $2,500 and $3,500.
The estimated completion time is set for summer of 2026, according to the housing element.
