Central Valley home prices were mostly up in June compared to last year, according to data from the California Association of Realtors.
Statewide, sales activity declined about 7 percent on an annual basis — the largest year-over-year sales decline in nearly four years.
The Central Valley as a whole experienced the smallest sales contraction at 6 percent. Merced County was the only location with a year-over increase (15.2 percent). Madera was among five counties to see double-digit annual declines.
The median sold price for a single-family home in Fresno County was $275,500 in June, down 1.6 percent from May but up 6 percent from June 2017. Sales activity in Fresno was up 2.3 percent month-over-month, but down 3.6 percent on an annual basis.
In Kings County the median home price in June was $245,000, up 4.3 percent from May and up 6.5 percent on an annual basis. On a monthly basis sales activity was down 7.7 percent and also down 11.1 percent on an annual basis.
Madera’s median home price last month was $268,000, up 3.5 percent month-over-month, but down 2.5 percent annually. Sales activity was down 1.1 percent for the month, and down nearly 25 percent year-over-year.
Tulare’s median home price for June was $234,500, down 0.2 percent from May but up 4 percent from June 2017. Sales activity was up 0.3 percent monthly but down 5.6 percent annually.
