Two new Zinkin Development projects in north Fresno are seeing steady progress.

On the southwest corner of Fresno Street and Nees Avenue is Sugar Pine Square, landmarked by the McCormick Barstow law firm building.

When complete, Sugar Pine Square will have 181,000 square feet of office and retail space on 12.4 acres.

A three-story office building – a twin of the McCormick Barstow building at 60,000 square feet – should be complete soon. Though it is being built on spec, there are more prospective tenants than space available, according to a Zinkin Development spokesperson.

There will also be two retail buildings, each 13,000 square feet, as well as two retail pads, one of 3,000 square feet and another of 6,125 square feet. There’s also the potential for two additional pads.

Sugar Pine Square is set to have 20,000 to 25,000 thousand square feet of retail, services and restaurants.

An 8,000 square foot pad adjacent to the new Citizens Business Bank on Fresno Street is under construction, expected to be complete within the next four months.

Park Crossing, an ongoing mixed-use project located on the northeast corner of Friant Road and Fresno Street, has had stores popping up since 2016, including Trader Joes, Sportsman’s Warehouse, Dickey’s Barbeque Pit and the Habit Burger Grill.

The 40-acre site will eventually have more than 500,000 square feet of retail, service, and office uses, and is adjacent to about 4 million square feet of existing office properties.

There are three buildings that are vacant for retail, two of them between a Sportsman’s Warehouse and a Petco, and one next to the Trader Joe’s. There are also plans for five buildings that will be used for offices, with three of those buildings consisting of a minimum of four stories.

There are also six pad buildings and multi-family housing units on the corner of Audubon Drive and Cole Avenue. The amount of housing units is yet to be determined and depending on market conditions, the housing units should be completed within the next 24 months. A walking and biking trail called the Sugar Pine Trail will run along Cole Avenue on the east side of the site.

As with Sugar Pine Square, there is a lot of interest from retailers to move in, but Zinkin Development declined to disclose any at this time.
