Though it’s mostly just erected steel beams and concrete, developers of a parcel on the northeast corner of West Fallbrook and North Palm avenues plan to have a stylish new office building erected by early summer of 2020.

The 42,000-square foot building is being built on spec, with plans to basically erect the building shell. Once tenants sign their leases, interior walls will be erected and other modifications will be made to suit their space needs, said Jeremy Reed, CEO of ARC Properties, Inc.

His Fresno company has partnered with fellow developer Russell G. Smith, Inc. on the project in north Fresno’s Palm Bluffs neighborhood.

“It’s going to be a more modern look than what you see in Palm Bluffs,” Reed said of his building’s design.

So far, Placer Title Company has agreed to lease a portion of the first floor, and discussions are underway with two other potential first-floor tenants, Reed said, adding that currently the entire second floor is available for lease.

Once done, the building will have a little more than 200 parking spaces, along with six electric vehicle charging stations.
