The owner of Downtown Fresno’s Club One Casino said work will begin right away to design a new casino after the city council voted Thursday to sell him the city property.

For the past 23 years, Club One has been at the same ground-floor location at 1022 Van Ness Ave. Casino owner and CEO Kyle Kirkland told the council members Thursday that in recent years it has become apparent Club One needs more room, leading to the decision to make an offer to buy the building commonly known as “The Spiral” from the city for $1.7 million.

That building, at 830 Fulton St., is comprised of a multi-story parking garage with the bottom floors comprised of 50,040 square feet of vacant retail and office space, the latter of which was leased by the former Gottschalks department store when it used to operate next door.

Kirkland said the retail and office space would be converted into the casino, along with restaurant, event and administrative spaces, while the parking garage would serve casino customers while also continuing as a paid parking garage for the public.

Both areas would undergo extensive renovations, some of them required to make the spaces usable and some to improve the look of the place and improve the ability to operate a gaming operation, Kirkland said.

That likely would include the addition of security cameras in the casino and parking areas and the addition of heavier-duty heating and air conditioning to handle the demands of a business operating 24 hours, he added.

Kirkland estimated the improvements would cost $13-$15 million.

Fresno councilmembers voted 6-0 to approve the sale, minus Esmeralda Soria, who recused herself from the vote.

Kirkland estimated the renovations to the Spiral Building could take about two years to complete.
