A massive warehouse planned on the far northern end of Visalia by CapRock Partners, a Newport Beach-based developer of industrial properties, is awaiting a site plan review to build northeast of Riggin Avenue and Plaza Drive.

The developers didn’t return phone calls, but Economic Development Manager Devon Jones with the City of Visalia said CapRock is building the warehouse on spec, looking to sign up tenants during or after the construction and adding whatever building additions and amenities they need after the lease agreements are signed.

The area is a busy place for new industrial development, as the warehouse would be built adjacent to the new 425,000-square-foot UPS distribution center currently under construction there.

That facility will be the package delivery giant’s Central Valley ground hub — with some calling it a “super hub” — for deliveries and distribution.

The locale of the CapRock warehouse in the middle of California could be an important selling point for potential tenants.

Ulta Beauty, Amazon and The Gap are among the businesses that have located major distribution centers in nearby Fresno because trucks from those locales can get to most any city in the state and parts of Nevada within a day, and quick delivery times are becoming increasingly important to e-commerce buyers and brick-and-mortar stores.

The central location also is reportedly a big reason UPS is making Visalia a major hub in the state.

There are reports that the hub may employ about 800 people, and Jones estimated the adjoining CapRock warehouse could employ hundreds.
