Team Selma, an economic development partnership comprised of public and private entities, has announced the pending construction of 67 new single-family rental homes at Valley View Estates in the southern end of town.
Permits were pulled during the first week of December and construction is set to begin December 5.
The project, unique in that all 67 homes will be built simultaneously, will take 120 to 180 days to complete. BLH Construction of Sherman Oaks, Calif. is the builder.
The development was initially planned as a “for-sale” single-family home development, but changing market conditions forced the developer to switch to rental homes. That meant going through the permit process again.
“It took three years to get through the process,” said D-B Heusser, Selma city manager.
He said the city was not happy about it at the time, but is pleased now with the plans for single-family rental homes.
Valley View Estates will have a common area clubhouse and each home will have a front yard, Heusser said.
“This is a unique situation, especially in this economy, to have any homes built, much less 67 at the same time,” he said. “The contractor will be laying five foundations per day starting December 8th and framing will take place over the next three weeks.”
The homes will average 1,000 square feet.
Curbs, gutters and streets have already been completed.
BLH Construction, which started out building rental units before moving into for-sale single family homes, has other rental home developments scheduled to start in Bakersfield, Chowchilla and Firebaugh over the next few weeks.
